Basaksehir is one if Istanbul's 39 districts, located in the northwest of the intercontinental city. It is generally a quiet and conservative area located 20 km from the center of Istanbul. In this article, we will have a look at the demographics, economy and real estate market of Basaksehir area of Istanbul.

Population of Basaksehir

Basaksehir has a total population of approximately 500,000 people and a density of around 4700 people per squared kilometer. Depending on the neighbourhood, different demographic groups may be found in the area. Generally speaking, the district is known for it conservative environment and quiet wide streets. More than half of the district's population live in relatively new housing projects established within the areas borders. The distric is a home to a large number of foreigners, which can be clearly seen on visiting some the Basaksehir's neighbourhoods such as Kayabasi, Kayasehir, Onurkent, Guvercintepe and Basaksehir Mahallesi.

Life in Basaksehir

Many view Basaksehir as a good option that mixes living within a quiet area, enjoying a family oriented religous atmosphere and being close to the center. Private and Public Islamic schools are generally accessible to the area. Basaksehir is where Cam and Sakura Hospital City lies, a modern complex of several hospitals considered one of the largest hospitals of Europe.

Economy of Basaksehir

Basaksehir is the home of one of Istanbul's most important industrial zones, the Ikitelli industrial zone. The Ikitelli industrial zone is further diveded into idustrial compounds home to several companies specialised in different branches. Tech companies and startups are also present in the Ikitelli zons, as well as other areas.
Other than its industrial zone, Basaksehir also offer many opportunities in the services sector. A large number of locals and foreigners with an above average monthy expenditure live in the area and create demand for different services.

Some neighbourhoods of Basaksehir 

Kayasehir

The kayasehir area is the most populated area in the district. Houses in kayasehir are generally within compounds providing services and facilities that vary from compund to compound. Prices of properties in Kayasehir as in most of the areas of Basaksehir is relatively above average. The M3 metro line and new airport metro line are planned to pass through the area. The metro station nearby the 14th neighbourhood of Basaksehir may be particularly strategic as it is connected to two different metro lines (M3 and airport metro).

Bahcesehir

Strategically located, this area is where Istanbul Canal is planned to pass through, namely from the sazlidere dam. Many houses in Bahcesehir like other areas of Basaksehir are within permises of compounds, yet villa projects in Bahcesehir do also exists.

Basaksehir Mahallesi

Basaksehir Mahallesi from which the district takes its name is on the border of Bagcilar and is home to many of the most important locations in Basaksehir such as the industrial zone and Basaksehir Cam and Sakura city hospital. The M3 metro line currently ends in the area. Like other areas in Basaksehir district, several housing projects in Basaksehir Mahallesi were conducted by the Public Housing Administration (TOKI) as a quest to solve the housing problems of Istanbul. It can be said that this neighbourhood in particular has recieved eariler projects from TOKI, as projects of the modern style dating back to 15 years ago can be seen.

Guvercintepe

Previously known as Bayramtepe, the Guvercintepe neighbourhood is located between the sazlidere stream (planned path of Istanbul Canal) and the Olimpiyat metro station and stadium. No metro line passes through the area. Although new housing projects of condominium style do exist in the area, Guvercintepe also offers the option to live outside of compounds and residences, therefore many properties in Guvercintepe are more affordable. Finding flats with prices below 100 thousand USD in Guvercintepe is possible in the time when this article was written.
